Self-Build Project Meeting

As plans progress for the Community Self-Build project at Whimble Hill, Holsworthy, we are holding a meeting for all interested parties on 28th March (see Events page for details). As Self-Build Mortgages are a specialist field Homes for Holsworthy has asked the financial advisor who was involved in the St Minver self-build scheme to be at the meeting to speak to individuals about mortgage availability.

Homes for Holsworthy has plans for two innovative schemes in Holsworthy for energetic aspiring home owners.
Homes for Holsworthy has already provided 15 homes in the area and is now looking at a Self-Build project on a site in Holsworthy for people with a local connection who are unable to afford open market prices. This will require a minimum of 8 purchasers who have the drive to build their own homes. At least 3 of these should be experienced tradespeople and the others would act as labourers willing to learn. The houses are likely to be timber-framed and the shells put up by specialist contractors with the self-builders then taking over the project, working closely together as a group to finish their homes. Homes for Holsworthy would manage the project and see to such aspects as planning permission and infrastructure and would also provide equity mortgages for part of the final value of the homes. The self-builders would invest a level of equity through their labour and commercial mortgages would make up the balance. A similar scheme undertaken by another Community Land Trust in North Cornwall has proved very successful and Homes for Holsworthy feels it could work well in Holsworthy.
A second scheme, “Live & Grow”, would provide two homes, one each for rental and equity purchase, on the edge of Holsworthy. A modest area of good quality farmland will be provided and, if skills are shown to make it work, then additional land can be made available to those who can show that they are keen on self-sufficiency, smallholding or perhaps market gardening. This is an ideal opportunity for anyone wishing to start their own business.
Pam Johns, Chair of Homes for Holsworthy, says “We are constantly looking at new and different ways in which we can help provide homes for local people who are not in a position to buy on the open market. We think the Self-Build and Live & Grow schemes are very exciting and would mean that at least 9 local families could own their own home for around £90,000 - £100,000. However, before we can develop the projects further we need to know that there is a sufficient level of commitment for us to start investing in the pre-development work”
